Incomplete contracts

Listing agents - get into the habit of pushing back when you are sent incomplete contracts. They normally indicate that either the agent hasn’t fully discussed the contract with their clients or that they don’t have a full understanding of the contract. Either way, it is bound to cause issues. We just had a file die at the closing table because the buyers did not like the way repairs were completed. However, the file was a big red flag from the beginning, as the contract was missing several key pieces of info and had to be cleaned up retroactively. It is tempting to take an offer and just run with it. However, nothing matters unless it closes.
