A tip for avoiding fall throughs...

We are seeing a fair number of fall throughs right now, and most of them are loan issues. Buyers aren’t necessarily qualifying for what they were 6 months ago and a lot of them are working with old pre-approval letters. If you are the listing agent and receive an offer, go with the assumptive approach that the buyer’s agent doesn’t know to check on this. Check in with the lender and make sure the buyer’s preapproval is still valid and that there are no issues you need to know about.
