Pick Your Parties Wisely…
Before you advise your seller to accept an offer, carefully consider the potential parties involved. The quickest way to end a deal is to have parties that don’t know what they’re doing or don’t care.
Is the buyer fully pre-approved? Are they serious about this purchase, responsive, and responsible? Ask their lender.
Is the lender on your “red flag” list? Some are notorious for long delays and hiccups.
Is the title company / closing attorney proactive, communicative, and helpful?
Is the buyer’s agent well respected and decent to work with?
You can’t make decisions for your seller, but if you see red flags, you can certainly alert them. If you aren’t familiar with one of the parties, a quick call to your broker or mentor can often offer valuable insight.
