Don't send docs mentioning repairs to the lender w/o asking first

Don’t kill the deal over something totally avoidable! More often that not, if the lender (underwriter) catches wind that repairs are needed, they are going to want more information and slow down your process. There are certainly loan types that allow repairs, and some will require some repairs, but when in doubt, ask. A quick phone call to your lender rep can prevent a world of problems.
